New Housing Community Takes Shape in Watford City

Watford City RE/MAX broker and developer Paul Ficara has begun developing the Stepping Stone golf course community to provide new, custom built residential homes to families in the area. The 144 acre Residential Subdivision is located in close proximity to the Roughrider Center, Watford City High School, and the new Watford City Elementary School. The project is on the south side of 17th Ave. NE and include available Fox Hills Golf Course frontage lots.

The project began in 2012 with the purchase of the first parcel of land. Over the past few years additional land has been acquired, the project was engineered and all of the entitlements have been completed. The company has also been working closely with the city and golf course board to make the development take shape. Stepping Stone swapped some land with the city, donated some land to the City, purchased some additional land from the City, and donated money to grade five holes on the course to make the golf course expansion a reality. The development broke ground on phase one on July 4, 2018.

Phase one has 85 lots available with 34 of those lots being golf course frontage. The sizes range from 7,200 to 30,000 square feet with a starting cost of $70,000. Each lot includes sewer, water, city utilities and paved streets. The new homes being built are stick framed construction that need to meet the required design specifications they have set forth for the development.

Homebuilder and lot packages are also available. Stepping Stone currently has four home builders constructing homes in the community. Each company can work with buyers to craft a custom built home that meets all design guidelines and complies with regulations to quality for the new McKenzie County Job Development Authority (JDA) housing subsidy incentive program. The subsidy provides up to $50,000 upon the sale of a home meeting the requirements in McKenzie County. One of the new homes in the development was approved to be the first recipient of the JDA subsidy.
