Sidney’s Housing Expansion Developments in 2012

It’s definitely no secret the area is booming, but is the housing market keeping up? Some people say yes, while some say no. Either way, Sidney has a few major subdivisions in the works to help. The two major developments are Sunrise Village subdivision and the Pheasant Run subdivision.

The Sunrise Village subdivision is located at 601 E. Holly St. The subdivision was annexed into the city limits as of August 1st, 2011. The subdivision is slated to include 10 retail lots, 104 residential lots, 14.34 acres of multi-family development, and many light commercial and future residential lots. Justin Jones with Nick Jones Realty said, “A trememdous amount of work has been done underground.” Telecommunication wires, gas, power, water, and sewer have been put in place in the lots. The road base has been started but winter snuck up on them so they had to put it on hold.

Tom Flatley, developer with American Land Development, said that they will begin construction on the homes as soon as the weather permits. They will be setting up model homes and a sales office, on-site, sometime in February. Flatley is taking reservations and orders for homes.

The homes will all be built from the ground up and are estimated to take 4 weeks to construct. The price is going to be in the low $200,000 range.

The Pheasant Run subdivision is located on Lincoln Ave NW, County Road 350, also known as cemetery road. The subdivision was annexed into the city limits as of July 2, 2012 and work began shortly after. A 58 unit apartment complex is currently being constructed. It is slated to open April 1st, 2013. The complex will include 1, 2, & 3 bedroom apartments at $1750, $2400, and $2750 a month, respectively. They will be leased at 6 month or yearly terms through IMM (Investors Management & Marketing) of Minot. The facility will include workout facilities, a community game/party room, and garages for each apartment. As soon as they are close to leased out, there will be plans for another complex. The Northview Subdivision is located along W. Holly at 9th Ave NW. The subdivision was annexed into the city limits as of November 21st, 2011. Currently there is a 20-unit apartment already built and renting units. The 20 units are each 800 square feet with one bedroom, living room, dining room, and kitchen. Apartments are rented at $2000 a month with a 6-month or yearly lease. Northview Subdivision also has a number of developers starting townhomes and single-family homes. One of the builders, Ron Terry Construction, has a few townhomes and single-family homes built. They are building them as they are bought. They are still selling lots with the options of single-family homes, townhomes, or duplexes. Many other subdivisions are in the beginning stages, while the city is expanding the sewer lines out to the Sidney Circle subdivision. There is plenty going on to catch up to the boom, but will it be enough?
